How Does It Work?
Students pay a set amount of 2% when booking their room.
This payment is then deducted from the first rent instalment, after which rent payments continue as normal throughout the tenancy.
Is It the Same as a Deposit?
No.
An Advanced Rent Payment contributes towards your accommodation rent, whereas a traditional deposit is normally held separately against damages or charges.

Who Can Book Accommodation?

Students can book accommodation at Hub Students Dundee provided they meet the following requirements.
Minimum Age Requirement
Students must be:

  • At least 16 years old on the day their tenancy begins
  • Enrolled as a full time student

Booking as a Group

We are happy to accommodate friendship groups who wish to live together.

Booking Individually

Students booking individually will be asked a series of questions during the booking process to help match them with suitable flatmates based on lifestyle preferences and living habits.

Our aim is to help create a positive and comfortable living environment for all residents.

We now offer 40, 44 & 50 week contracts. Flexible payment options depending on what you require!

Single Gender and Religion Requests

We understand some students may prefer single gender or same religion accommodation arrangements.
While we cannot guarantee specific flat allocations, our on site team will always try to accommodate requests where possible.
Availability may become more limited later in the booking cycle, so students are encouraged to book early where specific requests are important.

Guarantors for Student Accommodation

Students choosing to pay their rent through an instalment plan are required to provide a qualified UK guarantor.

Why Is a Guarantor Required?

A guarantor provides reassurance that rent payments will still be covered if the student is unable to make payment during the tenancy period.
What Does Being a Guarantor Mean?
By agreeing to act as a guarantor, the guarantor signs a legal agreement confirming they accept responsibility for:

  • Outstanding rent payments if the resident defaults
  • Supporting the tenancy agreement
  • Guaranteeing the resident’s behaviour under the tenancy terms

Parents and guardians should carefully review the guarantor agreement before signing.

International Students Without a UK Guarantor

We understand that international students may not always have access to a UK based guarantor.

Alternative Payment Options

Students without a UK guarantor may be able to:

  • Select a bi annual payment option with two payments per year
  • Contact the accommodation team to discuss alternative arrangements

Once your booking has been confirmed, students will receive further information regarding:
